Do's and Don't in Real Estate : A Case for Uganda

A training part of the Enterprise Uganda's Business Recovery Series that was put in place with the goal of encouraging and guiding entrepreneurs on how to recover from the economic challenges caused by the Covid-19 Pandemic. It is a series of courses taught by business leaders and shakers that will assist you in rebuilding your business following COVID-19. The weekly 1-hour online courses will provide entrepreneurs with actionable advice that they can implement right away.

Real estate is a booming industry. There are many lucrative opportunities for enterprising business people who are willing to invest some time and money into starting their own real estate business. The rise of the internet has made it much easier to find opportunities in real estate, but there are some pitfalls you need to avoid if you want your business to be successful.

In this presentation Kenneth opened the training by first defining the what real estate means as pertains to the Ugandan context and the multiple facets of businesses within the real estate industry. This included clarifying the difference between property managers, real estate constructor, brokers and so on. To expound on the idea of real estate in the country, he did a SWOT analysis of the real estate industry to help the interested audience members identify the areas of weakness for which they can take advantage of and establish themselves to successfully enter the real estate business. He also highlighted what makes it a good investment idea over other businesses which included the level of value appreciation on the investment.

He went on to share the common mistakes people make as they get started out in the real estate that included;

  • Failure to professionalize the work they do as they get started.
  • Lack of honesty from other players in the industry.
  • Lack of enough credit institutions and government incentives to help developers get off the ground.
